Le Newman 

The residential complex is located on a former 20,000 m2 parking lot, half of which are now landscaped green spaces. Situated a few blocks away from Angrignon Park, it integrates one of the borough’s main axes, connecting several commercial areas and providing access to public transport. Its combination of social and generational programs makes it a true community hub.

The three buildings each house a different typology: condominiums, multi-family rentals, and seniors' residences, for a total of 950 units. Shops and community spaces are located on the ground floor as part of the revitalization of the district. A landscaped pavilion houses a number of services, including a gym, a coworking space and a bicycle workshop. Its sloping roof is visible and accessible to all and hosts a variety of plant species.

 The articulation of the facades and the development of a podium on the first levels offer a continuous reading of the whole, respecting the human scale. The gradation from 12 to 16 storeys allows for the implementation of terraces and swimming pools at different heights. At grade, the combination of paving stones and planting creates a network of pedestrian paths and connections through the urban fabric. Community gardens and custom-designed furniture complete the setting.

 

The project adopts straightforward sustainable strategies, such as limiting surface parking (97% of spaces are underground), providing shared cars and bicycles, transferring a strip of land to the city for the development of a bicycle path, developing high-rise buildings to maximize green spaces, and using durable materials (insulating panels and brickwork in neutral shades).
